EC Eligibility
Since Executive Condo (EC) are subsidized housing launch by HDB, there are eligibility conditions and restrictions required for Singaporeans to fulfill before they are allowed to purchase an Executive Condo(EC).
Below is the list eligibility conditions:
Family Nucleus | You will need to qualify for the EC under one of these eligibility schemes: – Public Scheme – Fiancé/Fiancée Scheme – Orphans Scheme – Joint Singles Scheme |
Citizenship | – You must be a Singapore Citizen – At least 1 other applicant must be a Singapore Citizen or Singapore Permanent Resident – All singles must be Singapore Citizens if applying under the Joint Singles Scheme |
Age | – At least 21 years old – At least 35 years old, if applying under the Joint Singles Scheme |
Income Ceiling | Your household income must not exceed the $16,000 income ceiling. |
Property Ownership | – You do not own other property overseas or locally, or have not disposed of any within the last 30 months – You have not bought a new HDB/ DBSS flat or EC, or received a CPF Housing Grant before; or, have only bought 1 of these properties/ received 1 CPF Housing Grant thus far -You must meet the MOP period for your current HDB |
Types of Family Scheme
You form a family nucleus with any of the following:
- Spouse, and children (if any)
- Parents, and siblings (if any)
- Children under your legal custody, care and control (if widowed/divorced#)
#If the care and control of your children under the age of 21 is shared with your ex-spouse, you must obtain his/her written agreement before you can list your children in a flat application.
Citizenship
Fiancé and fiancée, married couples and/ or parent(s) with child(ren), orphaned siblings
You must:
- Be an Singapore Citizen
- Include at least 1 other Singapore Citizen or Singapore Permanent Resident (PR)
Two or more singles
- All singles applying jointly for an EC unit must be SCs.
Income Ceiling
- Your Household income should not exceed $16,000
Types of Income/ Allowance that will be considered for income assessment
- Applicant’s income
- Occupier’s income
- Allowances/ overtime pay e.g. allowances for food, transport, laundry, uniform, shift work, etc.
- Claims / reimbursements
- Director’s fee
- Employees’ benefits e.g. birthday incentives, marriage tokens, etc.
- Overseas cost of living allowances for working persons
- Pupillage/ stipends
Types of Income/ Allowance not considered for income assessment
- Employer’s CPF contributions
- Bonuses
- Annual Wage Supplement
- Employees’ share options and other non-monetary remuneration
- National Service Allowance
- Pension
- Overseas allowances for applicants on scholarship
- Not related to employment and trade, e.g. rental income, alimony/ maintenance fee, and dividend income/ interest from fixed deposit/ savings accounts.
Documents Required
- Marriage Certification
- 12 months Income Payment Slip
- 15 months CPF Statement
- Notice of Assessment (NOA)
Property Ownership
- You do not own other property overseas or locally, or have not disposed of any within the last 30 months
- You have not bought a new HDB/ DBSS flat or EC, or received a CPF Housing Grant before; or, have only bought 1 of these properties/ received 1 CPF Housing Grant thus far
